When to Book a Bond Clean

Timing matters when it comes to end-of-lease cleaning in Adelaide. Here's how to plan around your lease end date and final inspection.

Adelaide's rental market has a well-known rhythm: a large share of leases end on the last day of the month, which means cleaners, removalists and carpet technicians are often booked out in the final week. Planning ahead avoids a last-minute scramble.

Work backwards from your final inspection

Most property managers schedule the final inspection on or shortly after the lease end date. Ideally, cleaning should happen after all furniture and belongings are removed, and close enough to the inspection that dust hasn't had time to resettle, but with a buffer in case anything needs a second pass.

  • Confirm your exact lease end date and inspection time with your property manager
  • Arrange removalists a few days before the end of the lease, not on the final day
  • Book any cleaning or carpet cleaning for after the property is empty
  • Leave a day of slack where possible before handing back keys

Why month-end is the busiest time

Because so many Adelaide leases run to the end of the calendar month, demand for cleaning services, van hire and carpet cleaning spikes in the last week of each month. Booking early in the month, even if the work happens later, secures a time slot before the rush.

CBD apartments and strata buildings

If you're in a strata building in the Adelaide CBD, check whether the lift needs to be booked for moving day. Cleaners and removalists arriving at the same time can cause delays in shared buildings, so stagger the bookings if you can.

Weather and seasonal factors

Adelaide's hot, dry summers bring a lot of dust, which can make freshly cleaned surfaces and carpets look dusty again within days. Coastal properties near Glenelg and Henley Beach can also pick up a fine salt film on windows and fixtures quickly. If your property is near the coast or exposed to dusty conditions, it can help to schedule cleaning as close as practical to the final inspection rather than days in advance.

Coordinating with your bond

Your bond is lodged with and released by Consumer and Business Services (CBS) South Australia, and its release is processed after both parties agree on the condition of the property. Booking your clean with enough time to address the property manager's feedback can make the release process smoother.
