What affects the price of a bond clean
Bond cleaning is priced on the work involved rather than a flat rate. Four things account for most of the difference between quotes.
Property size
The number of bedrooms and bathrooms is the biggest factor, because it sets how much time the clean takes.
Property condition
A property that has been maintained during the tenancy takes less work than one with heavy oven grease, mould or built-up soap scum.
Carpets and flooring
Carpet steam cleaning is quoted by the number of carpeted rooms. Hard floors are included in the standard clean.
Additional areas
Carpet cleaning, balconies, garages and any extra areas you select are itemised before you book.
What is included as standard
A standard bond clean covers the internal areas of the property: kitchens including oven, stovetop, rangehood, cupboards and benchtops; bathrooms and laundries including showers, tiles, toilets, vanities and mirrors; bedrooms and living areas including floors, skirting boards, switches, door frames and built-in wardrobes; and internal window glass, tracks and frames where accessible.
Carpet steam cleaning and additional areas are quoted separately so you only pay for what your tenancy agreement or property actually needs.

Why isn't there a fixed price list?
Adelaide rentals vary enormously — a CBD studio and a five-bedroom suburban house need very different amounts of work. Rather than publish a price that changes at the door, the online quote asks about your property and shows the pricing for it.

Is carpet steam cleaning always required?
Not always. In South Australia, professional carpet cleaning can generally only be required if it was a term of your tenancy agreement, or if it is reasonably necessary because of how the carpets were used — for example after keeping pets indoors. Check your agreement before adding it.
