Cleaning Different Adelaide Rental Styles

An Adelaide CBD apartment does not present the same cleaning job as a coastal unit or an older villa. Use this guide to identify the details your property type may add to the exit checklist.

Start with the condition report and the property's actual layout. The same core rooms appear in most rentals, but access, finishes and exposure can change which parts of the job take the most time.

Start with the property's materials

Before choosing products or tools, note delicate surfaces, timber finishes, natural stone, old paint and any manufacturer care instructions. Test unfamiliar products in a hidden area rather than assuming one method suits every room.

Compare these features with the entry condition report. That helps separate pre-existing wear from dirt or marks that can be addressed during the clean.

CBD apartments and strata access

Apartment cleaning can depend as much on access as the work itself. Confirm lift bookings, loading areas, visitor parking and concierge sign-in before cleaners or carpet equipment arrive.

Within the apartment, check balcony drains, sliding-door tracks, storage cages and any car space included in the tenancy. Shared corridors and lobbies are usually managed separately, so confirm the boundary if it is unclear.

Character villas and older cottages

Older Adelaide homes can combine high ceilings, ornate cornices, sash windows, fireplaces and aged bathroom finishes. Use gentle methods on fragile surfaces, and allow extra time for high dusting, window tracks and narrow spaces around original fittings.

Do not scrub every mark the same way

  • Check care instructions before treating natural stone, timber or older painted surfaces
  • Photograph existing chips, worn finishes or discolouration before cleaning

Cleaning should remove dirt without creating new damage. If a mark appears permanent or the surface is unstable, document it and compare it with the condition report.

Coastal units and exposed glass

Homes near Glenelg, Henley Beach and the western coastline may show salt residue on glass, frames, balcony rails and metal fittings. Work methodically across external-facing surfaces and dry glass after cleaning to avoid replacing the film with streaks.

Larger suburban homes

Family homes can add garages, multiple bathrooms, utility areas and yards to the inspection. Break the work into zones and confirm which outdoor or storage areas form part of the tenancy.

  • Check the garage floor, shelves and internal access door
  • Work through every bathroom rather than treating the main ensuite as representative
  • Compare sheds, courtyards and garden areas with the condition report
  • Allow more time for extra bedrooms, built-in storage and long hallways

Finish with evidence, not assumptions

Once each area is finished, take clear photos in good light and keep receipts for booked services. Walk through once more with the condition report before returning the keys.

Choose the checklist that fits

A room-by-room checklist remains useful, but it should be adjusted to the actual rental. Add the balcony and storage cage for an apartment, fragile original details for a villa, or garages and outdoor areas for a larger home.

This property-first approach is more reliable than following a generic list that ignores access, materials and the areas recorded at the start of the tenancy.
